Our standard inclusions

If you’re looking to build a new home, your second home, looking to downsize, upsize or looking for something completely different, keep reading!

Navigating the minefield that begins with banks, mortgage lenders, and property developers, and ends with paints, grouts, tiles, carpets, skirtings, fixing and handles can be a nightmare.

The PAH experience, however, works a little differently.

When we build new homes, every essential aspect of your new home is included in our standard inclusions, so you can sit back, customise, and enjoy the building process.




Fixed-price contract

Your contract will be signed with a fixed-price, with any variations to the original contract that incur additional costs clearly communicated, so you always know what you’re paying for.

Preparation of plans and specifications

A qualified draftsman will create a fully dimensioned floor plan determining elevations, site plan and specifications, for you to keep in a booklet before the build commences.

Structural engineering

Footings, slabs and wall-bracing all designed and documented by a qualified structural engineer to ensure the safety and stability of your new home.

Termite prevention

We’ll install a physical termite barrier that’s fits the national standards for pest control, meaning your home will maintain it’s structural integrity for years to come.

Driveways and paths

As specified by you, we’ll pour plain, finished, reinforced concrete down the driveway, porch and paths surrounding your new home.


Interior wet areas will be properly waterproofed by a licensed waterproofing installer during bathroom, kitchen and laundry installations.


Your home will stay temperate year round with insulation installed in the ceiling and walls throughout your new home (excluding the garage) saving you money down the track on heating and cooling.

Internal joinery and robes

There’ll be plenty of space for the whole family to stash their belongings of all shapes and sizes, in our built-in robes that comes with adjustable shelves and sturdy chrome rails.


Three coats of premium paint on your walls and ceiling, three coats of gloss or semi-gloss on the architraves, and another three coats of premium exterior paint to leave your new home looking fresh for years to come.


Not to forget the garden, you’ll get kikuyu turf laid in the front and back yards of your property, with an accompanying automatic in-ground sprinkler system to keep it looking lush.

Heating and cooling

Following confirmation of the draftsman’s floor plan, we’ll select a ducted gas heater and evaporative cooler best suited to the needs of your new home, with regards to size and plan.

Services and connections

Though account set-up is the responsibility of the home owner, all of the necessities – single phase power, meter board, underground sewage, storm water, water supply, gas supply and telephone service – will be connected by our team.

Boundary Fencing

What is the saying… Good fences make good neighbours? We’ll surround your home with strong, quality colorbond boundary fences, with side access, to ensure you and your family’s privacy.


Finally, you’ll receive a six-month maintenance period, should anything go wrong or require modifications during the first stages of your home ownership.
