Pre Construction

Initial Consultation

The first step to getting your project off the ground is a consultation with Paul and Bec Hopper. During this stage we’ll discuss your project requirements, your must-haves and your wish list. We’ll show you some examples of floorplans of past builds and get a feel for your preferred layout, look and feel of your new residence. Have your own plan already? No worries, we’ll review and consult on your existing plans and discuss your project requirements. Following this, we’ll run through our process in detail, ensuring you fully understand how we work from beginning to end.

Proposal

Following the initial consultation, we’ll present you with a Client Preliminary Agreement which outlines the Scope of Works discussed in the prior consultation and the associated fee dependent on this scope. Once agreed upon, this commissions us to proceed with the design and estimating of the project so all parties are clear of the expectations of the next stage. Paul and Bec remain your points of contact for all stages of the build.

Client Brief Meeting

During this meeting we will further establish your vision and key objectives for your build, establish a detailed brief as well as discuss project timelines, and importantly, the project budget. In the background, we will be performing a survey on the property and obtaining geo-technical reports should they be required. Following this, you’ll receive a Return Brief document via email outlining the items discussed and a summarised brief for the project for your review and approval.

Design Phase

This is where the fun begins! We are busy in the background working on a unique design to suit the detailed brief we have derived from our previous consultations with you. Whilst we work our magic, we are available to answer any questions or queries you may have.

Concept Plan Presentation

This is without a doubt one of the most exciting and anticipated steps in the whole process. At this meeting, we will present a dimensioned floorplan complete with 2D elevations of the project allowing you to visualise what we are proposing for your home. This is not a quick process, nor should it be rushed. Feel free to take your time in scrutinising the details on the plan as we need to ensure that you are completely comfortable with the proposed floorplan and facade of your home moving forward. In terms of your feedback from the presentation, up to 3 concept plan revisions are permitted in the initial quoted fee provided that such revisions do not require work exceeding or altering the original scope of works defined in our agreement.

Pricing Phase

Once everyone is content with the design, we head into the estimating phase of the project. Your plans are priced by our team, trades and suppliers to match the specifications of the design brief we have earlier compiled and our builder Paul consults with our trusted engineer on the most suitable construction methods to provide you with a home that will stand the test of time.

The end of this stage sees you provided with a detailed inclusions listing and costing and if applicable includes suggestions of alternative products and construction methods. We pride ourselves on full transparency and include everything in our costings up front so there are no hidden surprises along the way.

Working Documents & Approvals

When the inclusions listing and costing has been agreed upon, the next step in the process is to finalise the plans by proceeding to working drawings and engineering specifications. In this stage, on completion of the drawings and specifications, we will prepare and lodge the local authority development applications. A further fee to cover the costs of this process is required at this stage – price subject to development application costs for the particular project.

Construction

Contract Signing

In order to engage our services for the construction, we’ll require the completion of a HIA Building Contract, approval and sign off of all drawings and specifications as well as an initial deposit of 10% of the Building Contract price. At this stage, we’ll also provide you with the proposed timeline for construction and a detailed payment schedule for each stage of the build.

Online Client Portal

On signing contracts you will be provided with an exclusive password to access our online client portal. The online portal provides you with access to your contract documentation, working drawings and specifications. It allows you to keep up to date on your construction with access to photos of your build. You can use this platform to communicate any requests you may have throughout the build. This easy to use system is unique to your build and an exciting platform for you to track the progress of your build! It also has the ability to share the exciting progress photos of construction directly to your social media pages should you wish to share this exciting time with your friends and families.

Selection Process

We will provide you with a selections document thoroughly detailing the selections process. The selection process provides PAH with crucial information to assist us in a timely build and our aim to exceed your expectations.

Whilst it is our preference for you to complete all selections prior to construction, we can appreciate due to the uniqueness of some of our builds, this is not always possible. To help assist you we have categorised the products you need to consider into sections/order of priority.

Once you advise any selection, we will advise if any deduction or addition in price is applicable for you to confirm prior to locking in the selection. This means at all stages of your build, you will know where you are sitting budget wise.

What's Happening In The Background?

Ultimately, the success of every project comes down to impeccable organisation. Whilst you are busy dreaming of all things house and making your way through the selection process (assisted by us of course!), your plans are being assessed by the selected local authority for building approval and if applicable, your financial institution is finalising their appropriate approvals. The team at PAH are working behind the scenes carefully planning the phases and timeline of your construction.

Approval

In order to schedule a commencement date, we need to receive stamped approved plans from the local council authority and proof of finance or lenders approval to proceed with construction. Once received, our experienced team in the office commence the scheduling of works and issuing of orders for materials and trades. Our site team ensure everything is coordinated and ready to go. The site is professionally prepared, protected and made safe in order for the construction work to commence and a PAH site sign and banner will be displayed prior to works commencing. We are now ready to begin construction!

Commence Construction

Even though the process will differ slightly depending on the materials and products you’re using, the basic stages of building a house are fairly consistent. After site works, the foundations are established and the subfloor’s built. Then the framing is taken care of (repeat flooring and framing here if multiple levels!). Once complete, the roof goes on. From here we have external claddings, plumbing and electrical services go in and the internal linings are put up. Joinery is the next step, followed by painting and tiling. From there, it’s a matter of fitting out your interiors and the many small details that complete the home (which, when you think about it in detail, can be quite a bit of work!).

Our team will be in regular contact with you to keep you updated with our progress on site. Certain phases will require on-site meetings to confirm positioning of fixtures etc and we are happy to regularly meet with you on site to show you through the stages of the build as we are aware this is a very exciting time. Whilst it is is in both ours and your best interests for a build to run to schedule, and we do our best to deliver a home on time every time, if at any time there is a delay in construction due to an unforeseen circumstance such as adherent weather, unexpected site conditions etc, we will communicate this to you with a time variation.

Practical Completion & Handover

One of our favourite days! We love handover day almost as much as our clients do. It provides us great satisfaction to hand the home owners the keys to their beautiful new home and there are celebrations all around as the rest of our team and sub-contractors /suppliers reflect on the build. One week prior to this, we will meet with you on site for a walk through to ensure you are 100% happy with the finishes throughout your home and you will be provided with a helpful ‘to do’ list. This list will detail those vital things to take care of before handover including insurance, electricity/gas connections and the final payment!

Post Construction

Defects

Three months post handover date, we will request you provide a list of any questions or concerns so we can attend site and address any nominated defects or omissions. Our goal is to ensure everything is absolutely perfect and you’re head over heels in love with your new home!
